AFTER, doing some research on the net I called my accountant regarding the amazing GUSA capital Fly Back program only to find out, that I have been conned !!!! it is NOT just the Fly Back but the Buy Back too, my accountant told me they saw me coming - Who on earth pays 33% compound interest every year so they can buy back a worthless timeshare/vacation plan in 10 years ! If it sounds too good to be true it always is - Don't be a sucker like me.

Reason of review: Not as described/ advertised.

Monetary Loss: $20000.

Preferred solution: Full refund.

Buy-Back Program - Classic Ponzi Scheme We have been members at Desire Resorts (Original Resorts) for 10 years, happy with our membership. We sat through the new 'Buy Back' program they are offering this past January.

100% of the money we had used in memberships with Original Resorts would be returned to us for a mere 9.9% fee to Gusa. I questioned how this program could be viable, it seemed it couldn't sustain itself at a 9.9% fee if 100% of the people waned to redeem. Our trust in the resort we enjoyed and the good relations we had with Original Resorts, we believed that the remainder of the 500 nights we owned would be worth this 100% pay out in ten years because the resort would want these nights back to their ownership as they told us. Sounded 'reasonable'.

After a week and reading the flimsy contract, we realized the contract was through Gusa and made not mention of Original Resorts and there was no address on the contract to redeem the certificate in the limited 30 days. It seemed to be a contract built to fail. After a long discussion with Charly, the sale manager at Desire, showing me how they have helped other Gusa clients out with their Fly Back redemption's and advising me GUSA is an honest big company they do business with, I felt that my concerns were perhaps minor. We were happy with our existing membership, but because of the buy back program they were pushing, we re wrote our membership with all the same benefits as the prior membership for an embarrassing amount of money without anything more than this promise of 100% returned money in ten years.

We returned home and Covid lockdowns were starting and we were informed by Gusa that they would call us and complete the contract by getting our 9.9% (of $60,000) once the lockdowns were over. We got the email last week from Gusa with our 'contract' that Original Resorts (Desire) provided us. I was again concerned about the fimsy contract that appeared to me to be a contract made to fail. I had the contract reviewed by a lawyer.

The contact is full of red flags. Incompletely filled out by Original Resorts (Desire). They didn't fill in their resort name, my membership contract number, their representitive or date the contact. There is a clause that the resort purchased at has no responsibility for this contract which distinctly removes them from anything Gusa will or will not do.

There is no redemption address to send the certificate to. All Ponzi Schemes start out with the promise of huge returns, reasonable expectations of returned money. As the ponzi builds, it gains more and more money, they pay the fly back program with questionable delays and lots of failures, using 'new money' coming into the program. Once the 'program' supercedes the money available to pay the fly back, not alone the millions in the buy back program in 10 years, the company without an address, only a phone number disappears with everyone's money.

I contacted Charly (sale manager at Desire, Original Resorts) and advised him that they sold us a new membership, identical to our old membership using a Buy Back program from Gusa that is nothing less than a Ponzi scheme. That Gusa website doesn't even have an address where they can be located (much like all phone scams, no address, just provide us with your card number). I stated that Desire Sales didn't complete filling out the 'contract' detail blanks that included their resort, resort rep, contract number and dated. He returned my email and stated how he understood how I feel and didn't have to go with Gusa.

He stated that Original resort will not complete Gusa contact blanks with their name, stating they don't want to be connected to a company that will damage their reputation. So four months ago when I wanted out of the new membership with Original Resorts because I was uncomfortable with Gusa and was assured by Charly (Sales Manager at Desire) that Gusa was a big and honest company, who now he states they don't complete the Gusa contact because Gusa will damage their reputation, I was conned, lied to by a trusted company of Original Resorts in order to sell us a new membership for an embarrassing amount of money to be in the Buy Back program. Charley will not answer my questions on what more did we get in our new membership that we didn't have in our old membership except for a shady company program they don't want to be associated with. Five times, no answer.

Asked him since they don't trust Gusa enough to add their name to the certificate as he stated, to provide us will a solution/concession to the misleading sales pitch and lying to us that Gusa is a good honest company, knowing well they don't complete the Gusa Contract to distance themselves from future issues. He said to go ahead and use social media, he had no control over that. I asked him if he is speaking for Original Resort when he says to use social media as I told him I would. No answer.

A Ponzi Scheme only proves it was, when it collapses. Currently, they continue to get more money in to pay for the fly back and it works great to sell new ownerships' and memberships at resorts. At some point they will close their company and disappear. No address or names to track them down with, just a company name and a disconnected phone number.

So I will establish a website with a fuller report on what Original Resorts did to get another membership with a company they said will damage their reputation. They don't appear to be concerned. DO NOT WALK FROM THIS FLY BACK OR BUY BACK PROGRAM, RUN FROM IT.

ANYONE SELLING THIS PROGRAM IS SELL YOU A PONZI SCHEME THAT THEY ARE EXEMPT FROM AND USE IT TO SELL YOU THEIR OWN RESORT MEMBERSHIP. There is lots of info on others that have had and having problems with Gusa, if it is too good to be real, it's a scam.

You and your accountant have no idea how their systems works so why attack it?

I have had this product for the last 3 years and i have gotten my flights paid. Good day.

Your lucky, I have applied twice for my money. It took 145 days to receive my money and it is going on 172 days now on my second request. Still no word, even after complaining.

I bought into the buy back as well and am really hoping to be reimbursed in 2027 .... is this false hope?

Not sure your accountant looked at the whole situation. Remember, for you to get your money back you have to give up your timeshare in the 11th year and Gusa can resale it.

Seems like an easy way out if you want to be done after 10 years.

The interest earnings is just a small part of the financial transaction. and, you can decide to keep it in the 11th year and not sell to Gusa, you decide.
